Our company has been fortunate enough to have been in the businesses of creating beautiful Distinct homes in North Texas area for almost 3o years! Not only do we build on many one acre lots as a Custom Home Builder Flower Mound, Texas, but we also specialize in large property settings dealing with infrastructure, master planning, pond structures, accessory building and dwelling structures, roadways, easements, drainage and much more. We work with an energy auditor to ensure your home is energy efficient, installing full foam encapsulation in most homes and Energy Star rated. A soils test is done with every one of our homes to assure the slab is engineered according to the specific soils that lie beneath your home. Some of our homes are designed with a walk-out basement to accommodate the natural terrain of the land. Our homes are backed by a 10-year structural warranty and a two-year systems warranty; we have you covered! John and his team want you to be confident that you will experience many years of comfort in your new home. We work hard to make sure any warranty issues are resolved quickly and efficiently during your warranty period.
After gaining an understanding and the layout of your property, the elevations, plans, and placement of your home is where your journey begins! Our amazing Architect, Mike Buttler at Midtown Architect is the best for the job! He will start by asking you a series of questions about how you want your new home to live and how the design will can make your home accommodate your lifestyle. We know that square footage can be a big factor, so the architect and our Noble Classic Homes team will help guide you in each decision and help you think of the things you may not have even thought about. Mikes process is simple and efficient, leaving no room for confusion or uncertainty. We’ve worked alongside Mike and his team for years and that history matters more than people realize. He already understands how Noble Classic Homes builds, which means fewer surprises translating his drawings into an actual structure, and fewer rounds of back-and-forth than you’d get pairing a new architect with a builder who’s never worked with them before. Here is a sneak peak of the process – Design Meeting – Meet in your thoughts, wishes, needs and wants. Style etc. Mike can also meet you on your lot in person to assure him he has a good visual of what you are trying to achieve. We also review the topography of the lot so any land or terrain variations can be factored in the process. Phase I – Interview process to determine many factors on how you live the design floorplan you are trying to achieve. Once the floor plan has been established and approved, we move on to Phase II – At this phase we develop the front elevations, side and rear elevations and roof plans. Once this has been completed with the Architect, it is time to sit down with John and his building team to review the Phase II drawings independently from the Architect. At this stage, there will be many mark-ups to the plan to ensure all aspects of construction will fit properly on the lot. We make detailed notes of construction material, electrical service locations, water filtration systems, AC systems, hot water heaters, septic locations if not on sewer, propane tanks if not on natural gas, fencing, window review, door review and many other items. Once these mark ups are complete, it is sent back to the Architect to make those changes then it is returned to us for the initial pricing. Once the initial pricing is completed, we review with our customer and adjust as needed. Once this is complete, Noble Classic Homes can complete the Construction Contract Paperwork as needed. In the interim, the Architect will move on to Phase III – The Architect will begin Construction Drawings where all the detail needed is applied to the drawings needed for construction including locating electrical and plumbing. Once the initial construction drawings are completed, John and the Noble team will meet again to review and make any final mark ups to the plans. The plans are then sent back to the Architect for final changes and Final Plans are issued. Most of our clients tell us the Phase System makes it easy and understandable, taking pressure off always knowing where you stand instead of wondering what happens next. It usually takes a few weeks to move through each phase, though land with unusual features, or a family still deciding between two very different layouts, can stretch that out a bit further. Either way, nothing moves forward until you are happy with the design. During the initial Architectural phase, we like to send you to Capital Distributing and Grand Openings to start reviewing appliance, window and door selections since these are a big part of the construction cost. Some of these initial selections can assist us with pricing and even design. We will assist you in setting up appointments with each vendor to assure you’re getting the most out of your home building experience. We don’t rush these selections; some people know what they want in one visit while others need to see the different selections available several times before deciding.
One of the big elements of the building process is working with our team of Designers. Our Designers have a long history with Noble Classic Homes and as a result our Designers have worked with many of the same vendors for years and this matters more than you might think — it often results in better pricing but most importantly, it means your designer knows who to call when there might be an issue with an order, looking for a specialty product or just needing some additional detailed information. Your Designer will come along with you to these appointments, windows, hardware, appliances, doors, windows, cabinets, tile, exterior veneers, trim walks and others as needed. Over the years, we’ve built nearly every style there is: Modern prairie, mountain modern lodge, lake homes, Mediterranean revival, cape cod, transitional, French revival, farmhouse, traditional, Barndominium, Contemporary, Lodges, Modern Hill Country, Craftsman, Colonial, Ranch, Tudor, Spanish Mediterranean, French country, and plenty more that don’t fit neatly into a single category.
